Chimney & Fireplace Services in Irving, TX

Irving isn't really one city as far as chimneys go — it's three, built in three separate eras, and each needs something different.

South Irving came first. The population went from 2,615 in 1950 to 45,985 by 1960 as developers bought up truck farms to meet the post-war housing shortage. Those neighborhoods have original brick chimneys now around seventy years old. Las Colinas started in 1973 on Ben Carpenter's Hackberry Creek Ranch and filled out through the 1980s — a very different housing mix, with a high share of townhomes and attached construction. Valley Ranch built out through the 1980s with another surge in the 2000s.

Knowing which Irving you live in is the whole starting point.

Why Irving Homeowners Call Premium Chimneys Sweep Dallas

Irving is the one city we serve where a chimney company genuinely needs three different skill sets — seventy-year-old masonry in the south, factory-built units in Valley Ranch, and attached-housing chase systems throughout Las Colinas. Most outfits are strong at one and improvise on the others.

We're set up for all three, and we establish which one you have before quoting anything.

Chimney & Fireplace Repair Across Irving

The situation that comes up in Irving more than anywhere else we work is the shared or adjacent chase — and it's the one most homeowners don't know to ask about.

Townhomes and attached homes throughout Las Colinas and parts of Valley Ranch commonly run multiple flues through a single stack or through chases built against a shared wall. When those flues are properly separated and terminated at correct heights, everything works exactly as it should. When they aren't — or when one unit's chase cover has failed and a neighbor's hasn't — you get problems that look bizarre from inside the house. Smoke smell in a unit where nobody has lit a fire. A fireplace that draws fine in one season and backdrafts in another. Soot appearing somewhere it has no business being.

Almost none of that is a firebox problem. It's a termination and separation problem, and diagnosing it requires looking at the whole stack rather than just your unit. We do that work, and we're used to coordinating roof access with an HOA when the structure isn't solely yours. One practical note for attached-home owners: what your HOA covers versus what you're responsible for varies enormously by association. Check your documents before assuming either way, because we've seen both.

South Irving is a different job entirely. Plymouth Park, the Heritage District, and the surrounding 1950s and 60s neighborhoods have site-built masonry with mortar-wash crowns and softer original mortar — the kind of chimney where repointing has to be matched to the existing mix rather than done with standard modern mortar, which is harder than the old brick and will spall it.

Valley Ranch and the newer construction are mostly factory-built units in framed chases. There, the thing to watch is the chase cover: builder-grade galvanized covers from the 1980s and 90s rust through, and once one does, water runs down inside the chase and damages the firebox and framing from behind.

Clear work. Clear communication.

Why Our Irving Customers Trust Us

We work on attached housing. Shared chases, multi-flue stacks, and HOA coordination are routine for us, not an exception we'd rather avoid.

You get the report the same day. Photos, findings, and plain-English recommendations before we've left your driveway.

We diagnose the stack, not just the firebox. In a townhome, the problem usually isn't where the symptom is.

Nothing gets fixed without your say-so. We document, we explain, we give you the option to wait when waiting is safe.

The warranty is written. One year, in writing, on every job.

If you own a townhome or attached home in Irving and have ever smelled smoke without a fire of your own, that's worth taking seriously rather than writing off as a quirk of the building. Odor transfer between units generally means either inadequate separation between flues in a shared stack, terminations that are too close together or at mismatched heights, or a pressure imbalance pulling exhaust back down an idle flue instead of letting it vent. The first two are construction issues that can be corrected at the termination. The third often traces to something unrelated to the chimney entirely — a range hood, a bathroom fan, or a tight building envelope creating negative pressure. Either way, it's diagnosable, and it isn't something you should have to live with.

The other Irving-specific point concerns Las Colinas' water features. Lake Carolyn and the canal system make the district what it is, and they also mean sustained higher humidity around a lot of the housing that sits alongside them. Persistent moisture accelerates rust on chase covers and metal chimney components, and it's hard on masonry that's already carrying cracks. Homes along the water benefit from being checked on a slightly shorter cycle than the same house three miles inland — not dramatically so, but enough to matter over a decade.

Frequently Asked Questions About Chimney Service in Irving

Every answer below is specific to the housing stock and fireplace systems we commonly encounter in Irving.

We live in a Las Colinas townhome. Can you service our fireplace?

Yes. Attached housing with shared or adjacent chases is a regular part of our work in Irving. We'll assess the full stack rather than only your unit, since that's usually where the actual problem lives, and we're comfortable coordinating roof access with your HOA when the structure isn't solely yours.

Who is responsible for a townhome chimney — us or the HOA?

It genuinely varies by association, and we've seen it split both ways. Common structures, roof, and exterior chase are frequently the HOA's; the firebox, damper, and interior are frequently the owner's. Check your governing documents before assuming. We're happy to provide a written report either party can use.

We smell smoke but haven't used our fireplace. What causes that?

Usually one of three things: flues in a shared stack that aren't adequately separated, terminations too close together or at different heights, or negative pressure in your home pulling exhaust back down an unused flue. All three are diagnosable, and none require you to simply put up with it.

Our house is in South Irving and the chimney has never been repointed. Where do we start?

An inspection. Masonry from the 1950s and 60s used softer, lime-rich mortar, and repointing it with standard modern mix causes the brick faces to spall over time. Before any repair, the mortar needs to be matched to what's already there — which is a decision made after looking, not before.
