01 · Direct-vent seals

The glass is a seal, not a screen.

A sealed direct-vent unit draws combustion air from outside and vents exhaust back outside through a coaxial pipe. The glass front is a structural part of that sealed system, gasketed to keep combustion products separated from the air in your living room. When the pane cracks, when the gasket hardens and loses compression, or when the glass gets reseated incorrectly after a cleaning, that seal breaks. On a wood fireplace a compromised front is an inconvenience. On a sealed gas appliance it's a carbon monoxide pathway.

02 · Exterior terminations

Terminations get blocked.

Direct-vent systems exit through an exterior wall rather than up a chimney, often at a height a person could reach. Frisco was farmland twenty-five years ago and still has substantial open land at its edges, which means bird and wasp pressure on exterior terminations is high. A nest in a coaxial termination restricts exhaust on an appliance specifically engineered around unobstructed flow. It's a five-minute check that essentially never gets done.

Warranties expire before installation defects appear.

Typical new-construction coverage runs one to two years on systems and ten on structural elements. Installation shortcuts — inadequate clearance to combustibles, venting run at the wrong slope, a chase that was never properly sealed at the top — don't announce themselves in year one. They surface somewhere between years five and fifteen, comfortably past the point where the builder is responsible. Homes in Stonebriar, Starwood, Plantation Resort, and the other early-2000s neighborhoods are squarely in that window right now.

Houses built between 2000 and 2005 are now twenty to twenty-five years old. Our house is only twelve years old. Does the fireplace really need service?+

Yes, and age is the reason rather than the exception. Gas appliances need annual service regardless of age because gaskets degrade, burners and orifices collect debris, and terminations get obstructed. Separately, builder-era installation defects typically surface between years five and fifteen — after the warranty has expired. Twelve years is exactly when we find things.

We have a gas fireplace with no chimney. Is that something you service?+

That's a direct-vent sealed system and it's the most common setup in Frisco. It absolutely needs service. We inspect the burner assembly, gas valve, pilot and thermocouple, the glass and gasket seal, and the exterior termination for obstruction. The seal and the termination are the two safety-critical items and both are commonly overlooked.

We've never lit our fireplace. Can we skip service?+

Unfortunately not. Gaskets harden and lose compression whether or not you use the unit. Birds and wasps nest in exterior terminations regardless. And an unused system means nobody has ever noticed a defect that has been there since installation. Low usage reduces wear; it doesn't reduce risk.

Our fireplace is in a sided box on the outside of the house. What should we watch for?+

That's a framed chase, and the item to watch is the metal cover on top. Builder-grade galvanized covers rust through in roughly twenty to thirty years, which puts early-2000s Frisco homes in range now. Once one fails, water runs down inside and damages the firebox and framing from behind, invisibly.
