That second part is the one that gets skipped. The fast version is to run the counterflashing up the brick face and caulk the top edge. It looks fine on day one. Sealant fails in a few Texas summers, and after that every rainstorm sends water behind the flashing and down into the chimney structure and the framing around it.

You typically find out because of a stain on a bedroom ceiling near an exterior wall, or a damp smell in the attic after rain, and by then it's been happening for a couple of years. It's entirely fixable — properly reglet the counterflashing into the mortar joint and the problem is over — but it needs to be diagnosed as a flashing failure rather than a roof leak, which is where a lot of homeowners get sent in circles.

A chimney that drew perfectly in 1962 can smoke into the room in 2026 without anything being wrong with the chimney itself.
