But North Texas soil isn't stable — expansive clay swells when saturated and shrinks in a dry summer, and it does so with enough force to move concrete. When the soil under the chimney footing behaves differently from the soil under the slab, the two structures separate. You see it as a gap opening along the exterior wall where the chimney meets the house, cracked or torn flashing at the roofline, a chimney that looks visibly out of plumb, or in the worst cases a gap you can see daylight through from inside the attic.

The Woodbine Formation runs about three hundred feet thick under this area, producing sandy loams and loamy sands that drain and behave very differently from the heavy Blackland clays just to the east.
