Chimney & Fireplace Services in Highland Park, TX

Highland Park has the oldest chimneys we service anywhere in the metroplex, and by a wide margin the most valuable.

The Town was laid out in 1907 by Wilbur David Cook — the landscape architect who planned Beverly Hills — and incorporated in 1913. From the 1910s onward, Dallas's leading families commissioned architects to build here in Tudor Revival, Spanish and Mediterranean Revival, Neoclassical, and Colonial styles. Many of those houses still stand, and so do their original chimneys, now between ninety and a hundred and fifteen years old.

Work on a chimney like that is restoration, not repair. Done well, it's invisible. Done carelessly, it damages something that cannot be replaced.

Why Highland Park Homeowners Call Premium Chimneys Sweep Dallas

The risk on a Highland Park chimney isn't that the work goes undone. It's that the wrong work gets done — the wrong mortar, the wrong brick, an improvised cap on a chimney that had a proper clay pot, or a technician who walked across a clay tile roof the way you'd walk across composition shingle.

None of those failures announce themselves on the day. They show up a year or two later, and by then the original material is gone.

Historic Chimney Restoration Across Highland Park

The mortar question comes first. Masonry built before roughly 1930 used lime-based mortar, which is soft and slightly flexible by design — it's meant to absorb the movement and thermal expansion that brick and stone go through, sacrificing itself so the masonry units don't. Modern Portland cement mortar is far harder. Repoint a 1924 chimney with standard modern mix and you invert the relationship: the mortar becomes stronger than the surrounding brick, so the brick takes the stress instead, and the faces begin to spall and flake away. On a house where the original brick was made by a manufacturer that closed decades ago, that damage is permanent. We match mortar to what's already in your chimney, every time.

The roof matters as much as the chimney. A great many Highland Park homes carry clay barrel tile or slate — beautiful, extremely durable, and unforgiving of anyone who treats them like a walking surface. Individual antique tiles can be difficult or impossible to source, and a technician who cracks a dozen of them getting to your crown has cost you more than the chimney work is worth. We stage and distribute weight properly on these roofs, and if we don't think we can access a chimney without risking the roof, we'll tell you that rather than proceed.

Multiple flues, one stack. Large historic homes here frequently have four, five, or six fireplaces, with their flues gathered into one or two masonry stacks. Over a century, the separations between those flues can deteriorate, which produces symptoms that seem impossible from inside the house — smoke appearing in a room whose fireplace isn't lit, or a fireplace that draws well only when another is cold. Sorting out which flue serves which hearth, and whether the separations are intact, is genuinely diagnostic work.

Chimney pots and corbeling. Tudor Revival homes throughout Old Highland Park were built with decorative clay chimney pots and corbeled brick detailing. These are architectural features, not just terminations. Where they've cracked or gone missing, restoration or matched replacement is almost always the right answer over a generic stainless cap.

The single most common finding in a century-old Highland Park chimney is a flue liner that has reached the end of its life — or was never adequate to begin with. Clay tile lining wasn't universally required in residential construction when most of these homes were built, and a fair number of original flues were built as brick alone, or with tile that has since cracked from a hundred years of thermal cycling and structural settlement. Since the liner is what keeps combustion heat and gases away from the wood framing of the house, this is the one finding we treat as urgent regardless of how well everything else looks.

It's also very solvable without touching the exterior. A stainless steel liner can be installed inside the existing masonry, restoring a safe, code-compliant flue while leaving the original brick, the corbeling, and the chimney pots exactly as the architect specified. For a historic Highland Park home, that's almost always the right outcome: the chimney you have, made safe, with nothing visible changed.

One practical note on scheduling. Highland Park's permitting requirements are more demanding than most municipalities in the area, and structural masonry work generally requires a permit. We handle that process, but it means the timeline on major restoration is set partly by the Town rather than entirely by us. Sweeping, inspection, and minor work aren't affected.

Local questions, direct answers

Frequently Asked Questions About Chimney Service in Highland Park

Every answer below is specific to the housing stock and fireplace systems we commonly encounter in Highland Park.

Why can't you use standard mortar on our chimney?

Because masonry built before about 1930 used soft lime-based mortar designed to flex and absorb movement, protecting the brick. Modern Portland-based mortar is harder than that historic brick. Used on an old chimney, it forces the brick to absorb stress it was never meant to carry, and the faces spall away permanently. We match the original mix instead.

We have a clay tile roof. Can you access the chimney safely?

Yes — with proper staging that distributes weight rather than concentrating it, which is how tile and slate have to be worked. Antique tiles are frequently discontinued and difficult to match, so we treat roof protection as part of the job rather than an afterthought. If a particular chimney genuinely can't be reached without risk, we'll say so before starting.

Our house has five fireplaces. Do they all need servicing?

Every flue you intend to use, yes, and any flue you don't should still be inspected. In a multi-flue stack, deterioration in one affects the others — the separations between flues are what keep each one drawing independently. We'll identify which flue serves which hearth and assess the stack as a whole.

We'd rather not have a modern cap installed. Are there alternatives?

Yes. Where a chimney originally had clay pots or decorative terminations, restoration or matched replacement is usually possible and is almost always the better answer aesthetically. Function and appearance don't have to be traded against each other here.
