Local expertise
Where you live in Garland changes what we find. The western neighborhoods near the Richardson and Lake Highlands lines — Embree, Travis College Hill, Centerville, the areas that filled in during the 1950s boom — are mostly site-built masonry now approaching seventy years old. Crown cracking, failed mortar joints, and flashing that has given up are the routine findings there. These are repairable systems, usually, but they're at the age where an annual look stops being optional.
East Garland is a different problem, and it has to do with water. The city's eastern edge sits on Lake Ray Hubbard — more than five square miles of open water inside the city limits. Open-water exposure means wind hits rooflines in Club Hill, Oakridge, and the lake-adjacent neighborhoods harder and wetter than it does inland. That drives rain against masonry that would stay dry three miles west, stresses crowns and caps, and produces downdraft problems that get misdiagnosed as flue blockages. A chimney on the lake side genuinely weathers faster than the same chimney in Duck Creek.
The middle of the city, roughly the 75044 corridor, is largely 1960s and 70s construction — which is the era when builders began installing factory-built metal fireplaces alongside traditional masonry. The most common Garland call we get is a chimney that hasn't been touched in a decade or more. The second thing worth knowing here is that Garland's older neighborhoods have accumulated a lot of undocumented repair history. None of that is unusual and most of it is fixable — but it does mean an inspection is more valuable in Garland than a sweep alone. The sweep tells you the flue is clean. The inspection tells you what forty years of other people's decisions left behind.

Not without an inspection first. Unused chimneys accumulate animal nesting, debris, and moisture damage that nobody notices, and old creosote hardens instead of going away. That's the single most common cause of a first-fire-of-the-season problem, and it's entirely preventable.
It does. Open-water wind exposure drives rain against masonry harder than inland conditions, which accelerates crown and mortar deterioration, and it can produce downdrafts that get mistaken for a blocked flue. Lake-side homes generally benefit from a cap with a proper wind-resistant design and slightly more frequent crown checks.
Look inside the firebox for a metal plate with a manufacturer name and model number, usually on the back wall or up near the damper. If it's there, you have a factory-built unit. If the firebox is brick or refractory panel all the way around with no plate, it's site-built masonry. We'll confirm it either way on the first visit before quoting anything.
